1. DEFINITIONS<\/strong><\/span>
\u201cBooking\u201d means the period for which you have paid to stay at the Property.<\/span>
\u201cProperty\u201d means L’an~Mara Beach House, 68 Myamba Pde, SURFSIDE 2536 NSW AU<\/strong> and all its fixtures, fittings and\u00a0<\/span>equipment.<\/span>
\u201cManagement\u201d means the owners and managers of the Property.<\/span>
“Guests” means the persons who stay overnight in the Property during the Booking.<\/span>
“Visitor” means a person a Guest permits to visit the Property during the Booking.<\/span><\/p>

All bookings are ONLY allowed via AirBnB website.<\/strong> Lan’Mara Beach House does not accept private bookings via this website. <\/span><\/p>

2. ACCEPTANCE & RESPONSIBILITY.<\/strong><\/span>
\u2022 Payment of the booking constitutes acceptance of these Terms and Conditions.<\/span><\/p>

3. CHECK IN\/ OUT<\/strong><\/span>
\u2022 Check-in time is not before 2.00pm on the arrival date and check out time is not later than 10.00am on\u00a0<\/span>departure date.<\/span>
\u2022 Late departure is available if bookings allow and subject to prior arrangement and availability and extra charges may apply if over 2 hours.<\/span>
\u2022 You must notify Management of expected arrival time and a mobile contact number at least 7 days\u00a0<\/span>before arrival.<\/span>
\u2022 Check-in\/check-out and key collection\/return procedure will be as follows. Please leave the keys when departing with Steve or Fiona the caretakers.<\/span><\/p>

4. PAYMENT<\/strong><\/span><\/p>

Payments are only accepted via booking thru AirBnB website.<\/span><\/p>

5. CANCELLATION OF BOOKING OR VARIATION<\/strong><\/span>
\u2022 If you wish to vary or cancel your Booking please call us on 61 2 419949500.<\/strong> <\/span><\/p>

Guests who have booked via AirBnB are covered under the AirBnB cancellation terms of service. Please check AirBnB’s website for further details.<\/span>
\u2022 We have a minimum nights stay policy of 4<\/strong> nights. No refund will be made for a variation to the\u00a0<\/span>extent that it breaches our minimum nights stay policy.<\/span><\/p>

6. SECURITY BOND<\/strong><\/span>
\u2022 A credit card authorisation must be provided to AirBnB upon confirmation of your Booking for $1000 AUD dollars.<\/span>
\u2022 Any damage loss or expense incurred by Management as a result of your breach of these Terms &\u00a0<\/span>Conditions will be charged against the credit card. Examples include but are not limited to any\u00a0<\/span>breakage, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.<\/span><\/p>

7. UNAVAILABILITY<\/strong><\/span>
\u2022 If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire,\u00a0<\/span>storm, damage, etc) then Management will inform you immediately and endeavour to obtain <\/span>suitable alternative accommodation for your occupancy; failing that, any money paid to us from AirBnB will be <\/span>refunded in full back to you accordingly through AirBnB’s refund policies.<\/span><\/p>

8. PARTIES & FUNCTIONS<\/strong><\/span>
\u2022 Either Parties and Functions are strictly prohibited.<\/span>
\u2022 Breach of this condition may result in immediate termination and eviction without refund and extra\u00a0<\/span>charges for security, cleaning, garbage removal, wear and tear, repairs etc.<\/span><\/p>

9. LINEN AND TOWELS<\/strong><\/span>
\u2022 Upon arrival, our caretakers can supply bed linen at an extra $25.00 AUD per bed<\/strong>, which must be left where supplied in the bedrooms\u00a0<\/span>or bath room on departure. Beach towels are not <\/span>included<\/span><\/p>

10. PETS<\/strong><\/span>
\u2022 Pets are not allowed. Companion pets may be considered.<\/span><\/p>

11. YOUR OTHER RESPONSIBILITIES<\/strong><\/span>
\u2022 You must comply with all applicable Lan’Mara Beach House Rules and all instructions from Management and the <\/span>caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the\u00a0<\/span>Property and our neighbours.<\/span>
\u2022 You are responsible for damage, breakages, theft and loss of the Property and any part of it during\u00a0<\/span>your stay. You must notify us of this immediately. Management may recover from you repair or\u00a0<\/span>replacement cost (at Management’s discretion)<\/span>
\u2022 Only the guests nominated and agreed in the Booking may stay in the Property overnight. If any other <\/span>guests stay over the 4 guests, extra charges apply at $200.00 per night – per person or the agreement may be terminated without refund. Extra guests fee’s must be made within 24 hrs of the stay commencing to our caretaker.<\/span>
\u2022 Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination\u00a0<\/span>and eviction without refund and extra charges may be made for security and other expenses.<\/span>
\u2022 Before departure, all food must be removed from fridges, all rubbish put in the appropriate <\/span>council rubbish bins provided, and crockery and cutlery washed and packed away.\u00a0 The Property must <\/span>be left in a clean and tidy condition.<\/span>
\u2022 Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine,\u00a0<\/span>emptying the fridge, removal of excessive rubbish, further cleaning of the BBQ if left in an uncleaned state etc. Should the cleaning fee be more than the usual $160.00 AUD<\/strong> per stay cost for cleaning the property, you will be charged the additional costs over and above the normal\u00a0<\/span>cleaning fee which will be charged to your credit card.<\/span>
\u2022 All furniture and furnishings must be left in the position they were in when you arrived<\/span>
\u2022 The property should be vacated on time and secured. All windows and doors are to be locked. All keys\u00a0<\/span>must be returned to the Management or as otherwise directed.<\/span>
\u2022 You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will\u00a0<\/span>be provided at an additional charge of $10.00 AUD<\/strong> each key lost.<\/span>
\u2022 Smoking is not permitted inside the beach house.<\/span><\/p>

12. PROBLEMS OR COMPLAINTS<\/strong><\/span>
\u2022 In the case of any problem or complaint, you must inform Management at the earliest opportunity\u00a0<\/span>so Management has the chance to rectify the situation as quickly and efficiently as possible. You\u00a0<\/span>must allow repair\/service access to the property during reasonable hours.<\/span>
\u2022 Any complaint, which cannot be resolved locally, must be notified via email or telephone 61 2 419949500<\/strong> to Management prior\u00a0<\/span>to departure from the Property.<\/span>
\u2022 Failure to follow this procedure this may hinder the ability of Management to rectify the problem\u00a0<\/span>or complaint and reduce or extinguish any claim you may have.<\/span>
We recommend all guests purchase travel insurance<\/strong> since Management are not responsible for any\u00a0 acts of god, <\/span>injuries, illness, pandemics or accidents that may occur whilst staying at our property. <\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t
